Homeowners Marketing Services Inc., North Hollywood, CA, has made its 12-million record database of new homeowners available for list rental through brokers for the first time. The database had previously been marketed directly to end users such as home improvement contractors.
The HMSI database directly compiles records from more than 400 counties in 30 states and has alliances that expand that coverage to 1,100 counties. The database is updated weekly with 50,000 new records. In certain areas of the country, such as California, data is available within 10 days after the closing on a property with phone numbers appended in 14 days or fewer, according to HMSI’s Mark Ward.
Experian, by comparison, has direct coverage in 565 counties and updates its new homeowner’s file with 100,000 new records each month and rebuilds its Insource enhancement database with those records every six weeks.
Dennis Kooker, director of product marketing and development for Experian, Orange, CA, said deed transaction data is available on a daily, weekly or monthly basis depending on the county. The firm will be able to rebuild some files containing homeowner data on a daily basis when a new data warehouse structure is installed in May.
Ward said HMSI is making the database available through brokers to produce more income but will continue to manage it internally. HMSI will not impose minimum order requirements and will include home value, purchase data and geography preselects.
Experian requires a minimum order of $50 on the new homeowner file and 100 names on its CD-ROM products. Its base list offers name and address with phone, purchase data and home value as selects.
